Northern Rock: The Truth For Savers & Mortgage Holders. Northern Rock’s temporary nationalisation had news rooms salivating over the hype, saying "all savers will rush to put their money in" and "mortgage holders face a nightmare". So, what are the cold financial facts?

N’Rock Mortgage Holders: Act 3 months before your deal ends. Sadly here the worst case seems to be true. As N’Rock wants to repay its debts, it needs its mortgage holders to pay theirs back. The easy way to make this happen is by offering uncompetitive mortgage rates so people'll move elsewhere. Thus, urgently diarise three months before your deal ends (or do it now if it already has) and remortgage to a cheaper deal (see remortgage guide). For those who borrowed more than their house is worth (125% LTVs) finding a new deal may be tough; it's not a good scenario, so it’ll need work.

N’Rock Savings aren’t that good. You can get better. There’s been speculation that savers' cash will flood into N’Rock as it's ‘the best buy’. Yet that’s not true. Its tracker online pays 6.49%, but Kaupthing* (provided you've £1,000+) pays 6.5% and has a MUCH better rate guarantee (see top savings). Only those over the £35,000 level that's guaranteed as safe in any UK account can actually gain from this; see my Northern Rock blog and Safe Savings article for more.

This Wed/Thurs there’s a national campaign to get everyone to turn off electrical appliances that needn't be on, for as long as possible. It’s a good MoneySaving idea, as using less energy means lower bills. Also try energy saving light bulbs, turning down the thermostat (wear a jumper) and boiling less water.
